The Client

Highland Title + Escrow is a full-service real estate settlement company serving homebuyers, sellers, lenders, and real estate agents across Maryland, DC, and Virginia. Founded by Michael McFarlane, Highland Title has grown from a single office in Ashburn, VA into a multi-location operation with nearly a dozen offices across the DMV region.

Their work centers on making the closing process smooth and stress-free — from title review and escrow management to remote online notarizations and their unique Designated Signing Agent Program. In a high-stakes, trust-driven industry, their online presence needed to reflect the same professionalism their clients experience at the closing table.

As Highland Title grew, their digital presence hadn’t kept pace. The existing setup wasn’t designed to handle that complexity — and with a growing team relying on digital tools to do their jobs, the gap was becoming a real operational drag. They needed a website that could:
